Greater Seminyak Area

A few kilometres northwest of Kuta, Seminyak is a hip and happening district which has long been the lure of bohemians and jetsetters. This is Bali’s late-night party land, laying claim to the highest concentration of independent fine-dining restaurants on the island, including Ku Dé Ta, La Lucciola, Sarong, Métis and Sardine. Seminyak also boasts a plethora of chic cocktail bars, exciting nightclubs, sumptuous spas and fashionable boutiques. Seminyak Beach is the place where the local and expat communities gather every evening at sunset. A playground of therich, the famous and the bon vivants, the vibrant nightlife and luxurious accommodation of Seminyak draws a sophisticated crowd of ‘beautiful people’.

LEGIAN

Legian is where the first wave of expatriates moved to when Kuta got too noisy and commercial and is considered the south part of the Greater Seminyak Area. There was a time when Legian was a quite separate entity from Kuta. These days there is very little difference between the two and the inevitable town sprawl continues.

SEMINYAK

For a number of years Seminyak was the suburb of choice for Bali’s expatriate community (who first escaped from Kuta to Legian, and then from Legian to Seminyak as the tourists encroached inexorably up the coast). The area has seen significant commercial development, which in turn has led to escalating property prices. This has resulted in some expatriates choosing to move further out of town.

However, Seminyak continues to be one of the island’s most popular choices for discerning holidaymakers. It has an exciting urban ambience. Its streets are lined with boutiques and specialty shops, and it is home to many of the better restaurants and up-scale bars and nightclubs. It’s close to popular Blue Ocean beach.

Quiet little enclaves are still to be found down the lanes and alleyways off the main roads.

For these reasons, Seminyak remains one of the most desirable places to buy, especially for those who intend to rent when they are not in residence themselves.

PETITENGET

Petitenget was once most well known for its important temple on the beach bordering La Lucciola restaurant. The Oberoi hotel, the 5-star beachfront hotel, was a pioneer in this area and colloquially by residents it is often also referred to as the ‘Oberoi Area’. When the hotel was first built, the track leading to it from the main road was nicknamed Jalan Oberoi. These days there seems to be some confusion about what its official name is – Jalan Lesmana, or Jalan Laksmana, but don’t worry, it’s still known to one and all as Jalan Oberoi.

Petitenget, the suburb, sits between Seminyak to the south and Batu Belig to the north and runs from the main road right up to the beach, and back up to Jalan Batu Belig.

It’s considered by many to combine the most desirable attributes for those wanting to stay short- or long-term. It’s home to some of the island’s best bars and restaurants, most sophisticated shopping, and the beach is great. Many of the establishments along this road have become legendary – Ku de Ta, The Legian hotel, Potato Head Club, and the 'W' Hotel to name but a few.

Petitenget offers many of the same benefits as Seminyak – proximity to the action and the beach – but is considered to be a bit more upscale.

BATU BELIG

At the northen end of the Greater Seminyak Area, currently this is one of the most sought-after suburbs, and a road near the beach opens up to Berawa, which hosts the Canggu Club, Bali’s first country club.

Its popularity is due to it having a more Balinese village setting, yet it’s very close to Seminyak.

This area includes the land to the north and south of Jalan Batu Belig which runs west to the beach. Because it’s so close to Petitenget, development here has gathered momentum.

A large proportion of properties in the area are private, quiet and secluded and the attractions of Petitenget and Seminyak are just a few minutes away. This means it’s popular with holiday-makers, an important factor for purchasers who plan to rent their properties when they’re not in residence themselves.
